Salesperson Annual Education (SAE)

After you have received your real estate license TREC requires you to take on-going education. For the first year renewal you must take 60 hours in real estate courses (unless TREC has deemed differently) Please contact TREC at 800-250-TREC, ask for the education department, give them your license number and they will tell you what you need to take and how many hours are required.

Check the Texas Real Estate License SAE Requirements First! If you take the wrong course you will have to take another course again and time equates to money!

Texas Real Estate License SAE Requirements:

You CAN NOT repeat the same course within a 3 year period.

Every core course you have taken or will take has a 4-digit course number, example Real Estate Math is 0611, you cannot repeat a course with the same course number within a 3 year period. Please make sure that you check your TREC profile with the courses you would like to take for SAE to avoid duplicating a course.
For Those Applying On or After January 1, 2006

If you were licensed after January 1st, 2006 and are renewing your Texas real estate license you must take 60 -hours of core SAE a/k/a Salesperson Annual Education courses during the first year of licensure. A Salesperson is required to have completed a total of 270 classroom hours of education by the end of their first year of licensure. Note: Should the hours be completed PRIOR to the first renewal, the licensee will have satisfied the SAE requirements, and will then be under Mandatory Continuing Education (MCE) requirements.
For Those Who Applied Prior to January 1, 2006

If you were licensed before January 1st, 2006 and are renewing your Texas real estate license for the first, second, or third time, you must take one 30-hour core Texas SAE course every year. A Salesperson is required to complete a total of 270 classroom hours of education by the end of their third year of licensure. When the Salesperson Annual Education (SAE) requirements have been met, the Salesperson will be given a two year license at their next license renewal, as they will then be under Mandatory Continuing Education (MCE) requirements for each successive renewal period.
